      <image:title>Restoration - 800 North Capitol / Kahn Tailoring Building</image:title>
      <image:caption>Designed by the prestigious architectural firm, Vonnegut &amp; Bohn, the building at 800 North Capitol Avenue was originally home to the Kahn Tailoring Company. Kahn produced mainly suits and military uniforms in the Indianapolis facility until the company was sold in the Mid-20th Century. Following several sales, the building fell victim to decades of deferred maintenance and poorly executed modifications. This unfortunately left the building with a crumbling concrete frame, delaminating brick veneers, non-funtioning egress systems, environmental contamination, and a missing fire suppression system. An intimidating project to undertake. DKGR produced plans and detailed exhibits outlining repair, renovation and restoration to aid in the procurement of tax credits, both Historic and Income-based, to help bolster the budget the project would desperately need. After obtaining the sometimes finicky approval of the National Park Service, the project shuddered to life, throwing off years of neglect to become a model of the historic restoration and preservation process. 800 Cap, as it is currently known, now houses 112 apartment units with a landscaped courtyard, roof deck, fitness center and other amenities.       <image:caption>Originally built in 1913, The American Building, which began its life as the 3-story University Park Building, reached its full 10-story height after a 1929 renovation/addition.  Known thereafter as the Architect and Builders Building, 333 North Pennsylvania Street hosted a variety of construction industry professionals.  Among the building’s most prominent tenants was the architectural firm Rubush &amp; Hunter whose works include the Columbia Club, the Indiana (Repertory) Theater Building, The Circle Tower Building as well as the Architect and Builders Building itself. The renovation of the American Building includes 79 market-rate apartments, common amenities (fitness center, laundry, business center,etc.), and 8,500 sq.ft. of first floor retail.       <image:caption>AYR is a seven building, 267 unit multifamily campus located in the heart of Glendale Town Center. DKGR designed AYR and the concurrent Glendale Town Center retail renovation to speak the same design language, pulling in queues from adjacent neighborhoods. A four-story building directly adjacent to retail incorporates six live-work units, to continue the retail presence along that corridor. Each pair of three-story buildings east of the retail form interior courtyards with outdoor living space with two buildings creating a pool and “Aqua Lounge” with firepits and grill stations. Additional amenities include enlarged meeting rooms in the tenant lounge and a large bicycle storage and mechanic’s area to take advantage of the development’s proximity to the Monon Trail. A 900’ bounding wall between the apartments and adjacent neighborhood was painted by a local muralist.       <image:caption>V3 recently relocated its Indianapolis office from the central downtown core to the Stutz mixed use-district on the near NW side. This 11,000 SF interior renovation of a historic automotive manufacturing building required transforming the former industrial space into a modern Class A office environment. The design balances relevant workplace needs with a deep respect for the building’s rich patina and character. The design prioritized collaboration zones, maximizing light, and emphasizing a simplistic approach over a backdrop of an exposed, textural concrete frame to honor the building’s industrial heritage. New glass partitions, minimal detailing, and strategic lighting enhance the sense of openness while maintaining spatial definition. Daylight floods the space through restored factory windows, reinforcing a connection to the building’s past while supporting employee well-being and productivity. The result is a dynamic workplace that merges both historic authenticity with modern functionality, creating a unique environment tailored to the needs of a growing, national civil engineering firm.       <image:caption>Outreach, Inc., established in 1996, is the only non-profit organization dedicated to serving homeless youth in Indianapolis. Through its staff and volunteers, it helps over 400 individuals per year achieve success in the areas of Employment, Housing, Mental Health, Transportation, Education, Physical Needs, Childcare, Aftercare and Financial Literacy. The organization conducts various programs including one-on-one counseling and a drop-in center at its office at 2822 East New Street. In order to meet the complex issues of teen homelessness in Indianapolis, Outreach is developing a larger facility at 2416 East New York Street. The 12,000sf building will include the same functioning spaces found in the existing building, albeit in larger sizes and better design. No housing or overnight shelter facilities of any kind are included in the proposed facility at this time. It will include administrative office space, counseling rooms, a kitchen, showers, laundry facilities, and meeting areas.       <image:caption>IU Health’s downtown Indianapolis hospital construction required relocating an existing Starbucks a block away on North Capitol Avenue. The new construction of a 2,300 square foot Starbucks created an opportunity to remedy traffic issues from the previous well-performing location with a new dual-lane ordering system and independent vehicle/pedestrian circulation paths. The development team sought an enhanced in-store experience with a warm and comfortable atmosphere. The design is a modern storefront with a light-filled interior, full elevation of glazing, controlled by a canopy and light shelf above and a finned clerestory system creating a 2-story volume. The exterior is comprised of honed limestone panels, aluminum storefront system with the clerestory level clad in a terracotta shingle system. The interior features a wood-slat ceiling system above the clerestory fins, communal bench and patio enclosed with masonry breeze block and trellis.       <image:caption>The Pyramids, a prominent landmark in Indianapolis since 1972, comprise three 11-story buildings spanning a total of 366,704 square feet. Acquired in 2022 by KennMar, a real estate investment firm headquartered in Indianapolis, the aim of the acquisition was to rejuvenate and contemporize this famous destination. KennMar’s renovation effort includes completely remodeling the buildings’ fitness center, tenant lounge, conference center, elevator lobbies and other public areas. The new design brings new life to the complex while enhancing the qualities that make it iconic. The renovation project was driven by a vision to infuse a modern essence into the existing office space while preserving the original design ethos crafted by Kevin Roche John Dinkeloo and Associates. Central to this design was a restoration of the building's exterior, paying homage to its architectural heritage. Efforts were concentrated on revitalizing the concrete surfaces, with repairs and a rejuvenating recoating in a lighter hue to impart a contemporary aesthetic, new entrances and exterior lighting. Through homage to the original design, thoughtful enhancements to accessibility, and a reinvention of communal spaces, the Pyramids now offer a dynamic environment that fosters connectivity and well-being.</image:caption>

      <image:caption>M&amp;J Wilkow with DRA Advisors acquired the 350,000 sf, 40 acre former Navient headquarters in 2022, repositioning the complex as the Link at Fishers District, a Class-A, multitenant office/mixed-use center. The existing ground floor entrance and elevator lobbies were renovated with modern finishes, lighting, branding and furniture. The heavily-partitioned second floor cafe and conference rooms were entirely opened with an inviting cafe and dining, operated by the Cunningham Restaurant Group. A new entertainment and gaming lounge was created at the center of the renovated tenant amenity area. In removing many walls of the former second floor cafe - care was taken to create multiple zones of entertainment, dining and work, while taking advantage of glass and natural daylighting throughout the newly opened space. Details are carried throughout the conversion of a single-tenant headquarters to multitenant, with a strong brand presence, signage and graphics.
